Current tenant is a long term tenant (four years so far)! The tenant keeps the home immaculate because he uses it as a group home and they are required to have random visits and inspections so they always keep up with compliance rules and laws. THEY ALWAYS PAY ON TIME, NEVER EVER LATE! They are on a yearly lease and current lease expires on July 31, 2019 but the tenant does not have any desire to leave.
He keeps up with the small maintenance around the home and smoke detectors. He pays all utilities including water, sewer, gas and electric. I only pay for taxes and HOA ($90 per month). The HOA includes a clubhouse, pool and common space areas upkeep.
