 Awesome thanks so much Mindy!

Every Thursday morning, I listen to the latest Biggerpockets episode in my Tesla through their podcasting service (I believe they use TuneIn).  I have been doing this for over a year and this is the first time that this has happened.  Is Tesla no longer streaming Biggerpockets, is this a TuneIn issue?  I am really frustrated because I look forward to this every week.  If anyone has info please let me know!

If Wholesaling was illegal, why would Biggerpockets have a 'Wholesaling' calculators or as a 'Main' topic in the education forum.  Wholesaling IS legal, you just have to know the legal way to process each transaction based on that states' laws.  PLEASE PLEASE PLEASE talk to YOUR real estate attorney, not a random person on a forum (I guess I am including myself, but listen to me about contacting your real estate attorney..lol).  Real Estate Agents are awesome, Wholesalers are awesome, Real Estate Attorneys are awesome, EVERYTHING IS AWESOME!!!  Everyone has one goal it is to be successful in whatever field you are in.

Already have a tenant which is producing $750 per month Zillow Rent Estimate is $995 per month.  Tenant has an existing lease that will end in August 2019.  No major repairs needed but could pay around $3000 for repairs to update the home however, tenant is in place and is not asking for any updates or repairs.  Tenant pays all of utilities, including water/sewer.  Two other rooms in the house act as two bedrooms but they do not have closets.  Even city classifies this as a 4 bedroom.  Zillow's estimate is $58,712.

Insurance-800/yr

Taxes-$600/yr
