Post: Preforclosures, Lis Pendens

Hey BP,

All help and advice needed. Ok so I recently started adding preforclosures to my mailing list. The only problem is that I'm having trouble developing my list. When I go to the county clerks office they almost seem dumb founded about what I am trying to look for. They told me that they had no way of finding out if a house is in preforclosure and to check with the newspaper. I was trying to ask them if there was a way of looking for Notice of Defaults, lis pendens, or Notice of Sales. She said the only notice of defaults that she has would be for like credit cards or accounts like that. Any suggestions??

Ok, then I asked about lis pendens and liens and they showed me what books to look at but I was completely lost. I looked through them for about an hour trying to get an understanding of how to sort through the books and was also ease dropping in on some conversations that were floating through the air trying to see what they were doing and how they were doing it. If anyone has any suggestions please leave a comment. I would greatly appreciate it!!

totally agree with rick. This is a business and we are here to help others in time of need. We OFFER our service, we don't beg or bribe them into selling usanything. I have helped numerous of people and guided them to there best solution with out ever making a single buck! I am very ethical and professional when it comes to my personal life and business life! Also just a thought to put out there....Does anyone do in-home mailing and if so how much on average does it cost to buy the printer, ink cartridge, and paper material needed to make post cards and also print regular white letters??

Hey BP does anyone have any better recomendations for there mailing campaign other then click2mail?? I have been using click2mail but seems very complicated and time consuming to me because every time I go to send out another batch of mailers there is always something messing up as to where I have to call there customer service line. Just wondering if there are better options. I have called a printing shop down the street from my house to see what kind of price quote they will give me and am waiting to hear back. Thanks for the help!

Hey real quick what does a good follow up letter normally look/sound like marketing to probate clients. I went with a white typed professional letter with my first go around and now want to figure out a good follow up such as maybe a white typed letter/postcard/yellow written letter etc....i just want to see some opinions of what has worked for some of you more experienced wholesalers. Thanks in advance for the help and opinion!!!

wow how cool to have you comment on my topic. I have listened to every podcast and some of them twice. Yall are doing excellent!! Alrighty on to business....that is the exact amount I came up with which gives me a little confidence. I've heard people on the podcast say they may get a call and will get all the information and then do a brief check up on there phone and then call them back and tell them a ball park price range that I'm in for there property but tell them that's with out a walk through. Of course all this will be said in a professional business matter as well.

Ok BP I have recently started a direct mailing campaign and have had a few calls. I am actually in the middle of trying to put a deal together now and need some experienced advice.

I am targeting probate and have a client who inherited a property and seems pretty motivated to sell. I have not yet done a walk through but she just called me so i got all her information and information on the house and want to just get a quick quote to let her know where i at on the price give or take the condition of the house for repairs.

The house's A.R.V is around 55,000. That being on the low end, some houses have sold around 65k for same bed/bath and sq footage.

House will need a little bit of work for sure just not sure how much yet. I'm trying to wholesale this house and just curious where i should be starting on my asking price. The house is on a septic tank system and the house was built in 1991. They bought it in 1994 and currently only owe about $3,500 on the house. Its a 3bd/2bth house, split level with a basement but basement is not finished. Has central ac and the outside coil system was just recently replaced but i dont think the furnace was. Back deck will def need a little repairing and the house will def need carpet and paint inside and out. House is also all electric, no gas.

What do some of you experienced wholesalers think about this?? Still have not done my 1st deal yet so im still learning and soaking everything up and trying to make as few mistakes as possible. Thanks for all the help!!!

Post: Probate Direct Marketing Help

Hey BP,

Just want to make sure I'm doing this right because I have been reading some blogs where people have sent out 1,500+ mailers and have not had even 1 deal and I dont want to be that guy. Right now I'm doing the direct mail myself and I'm targeting the probate customers. Here is my approach on the probate:
1st mailers are normally just a white professional letter expressing my condolences to the family and just letting them know that I am looking for a house in the general area of the estate and when or if they want to sell to please give me a call.
Then a month later i will check back up with them with a yellow letter, hand written, pretty much just letting them know a little more who I am and that I am still interested in there property and leave them with my number to get in touch with me.
After another month I will check back in with a post card letting them know that I'm still here and just checking back up with them pretty much.
After that last post card i will normally wait 60 days to send another post card, and then that post card will pretty much be the same as the last post card I sent them.
After that 3rd time mailing to them I only mail to them every 60 days with the same post card for up to about a year.

How does this sound to experienced wholesalers?? I have a full time job so I'm only doing this on the side right now but I'm focusing a lot of my spare time to real estate. Right now I'm trying to send about 100 mailers a week which i spread them out to about 25 a day through out the week.

Feel free to state your opinion. I'm very new to all this so i'll listen to everybody and I just want to make sure I'm going down the right road. Thanks for all your help in advance!!

Hey BP,

What is a good program to use to keep up with all my probate and absentee files that I have pulled for direct mail and is there a good way to keep up with how many times I have mailed each one or how long I have been mailing each candidate?? Thanks for the advice!!
