Looking for a CASH Buyer on this deal I have in Loganville, Ga. This property has an ARV @ $200k to possibly $210k. Repairs are running around $25-35k and renovation turn around time should only be around 3 weeks. I sold a property around the corner last month in less then a week. Okay, I have started mailing out about 2,000 letters each month and am wondering what is the best way to get your prospects name on the envelopes? Might sound crazy but I am wondering if this is the best use of my time. I feel like if I order their names and addresses on stickers the response rate will go down but as I increase my mailing campaign I feel like that is a lot of time. I know some people send out 6,000+ mailers and am wondering how they systematize this process. Thanks for your help!

Looking for a cash buyer outside Atlanta. Have a client that is looking for a quick sale! ARV= 225k Purchase Price= 182k Repair Cost= 10k (max) RE Fees= 18k Profit= 15k-20k

Renovation consist of replacing all carpet, minimal interior paint, landscaping, new appliances (excluding refrigerator) and thats it! If contractors are lined up right after closing you could have this house back on the market in 2 weeks or less!

Looking for a little help on this lead I have in Lithonia, Ga! I have a house worth about 65-70k fixed up in city of Lithonia. House needs about 25k worth of work. I know I can get the seller to sell for around 30k but thats not leaving any meat on the bones. He wants me to just list the house and see if anyone wants to either buy it, fix it, and rent it or buy it, fix it, and live in it. Either way after repairs are done you will be right at the ARV value. Any different angles to pursue this one?

What love from the BP community! Thank all of you so much for your input and help! I currently have my closing attorney working this file. In my contract it states that our contract should stay in place and pass over to the heirs and or executors if something was to happen so I believe since I had that in my contract that we are going to be ok and that the executor is going to have to follow through with the contract.

REALLY NEED YOUR HELP AND ADVICE PLEASE!!! 

So I was under contract on a house that we were about to fix and flip and the owner of the property was already old and on her death bed but she had her daughter as power of attorney.  Well 2 days before closing she passed away and now supposedly the step son is named the executor on the will and he is not wanting to follow through on the contract that we were about to close on. He is wanting to list the property with the same agent it is already listed with and try to get more money. We have already come out of pocket around $500 for an inspection and had our contractor come out there and give us a bid for repairs. 

If he breaches this contract and decides not to go with our offer is there any recourse we can take to at least try and get our $500 back from the inspection? I know a lot of you prob don't do inspections but this was my investors first fix and flip deal and he was taking extra precaution.

What would you do in my situation?? Thanks in advance!

Ok BP, I have a lead in metro Atl that the numbers look like there going to be good. My worry right now is that the current owner has some renters in the house at the moment that are section 8. If I am wanting to purchase to fix & flip what are my rules and regulations that I would have to follow being that it is section 8?
