@Account Closed - I guess I should elaborate, I can grade almost all of the 52 neighborhoods in Cincinnati Proper, I just don't have them readily available on a spreadsheet. Would love to collaborate on one! Let me know!

@Account Closed, people usually just ask me my thoughts on a neighborhood and I can give you a good synopsis. I don't know of anything out there that exists, but now that you mentioned it, might make sense to have on hand!

Sounds amazing. I currently don't use anything close to this, but could see it's value. I keep in touch with local influencers, neighborhood community councils, business associations, community fb pages, and other investors in certain neighborhoods, watch all sales on the MLS, look at sales on a Map quarterly to see if there's been an area heating up, days on market in some areas vs others, but it also sounds like this is something you're program can tackle. Everything except getting face to face with people which really is irreplaceable and invaluable.

Cincinnati is great, but I'm a homer! On market stuff, around an 8 cap with property management is good deal in many of our C+-B- neighborhoods. Take out the property management and you can creep above a 9. In our A neighborhoods you're really just parking money unless you're doing everything yourself but they're steady and safe and appreciating.

Some lenders have different requirements. Some require 2 years of history in a certain field, some require 3 for more commission based jobs. As everyones stated, shop it out and talk to a few to get some ideas on what you need to do to get approved for the loan. At the same time you should be figuring out what type of property you want to focus on and what neighborhoods have the duplexes and triplexes in your price range.

Agreed with what they said Alicia. Keep plugging in numbers into the calculator to get a feel for the cap rates and returns.

I currently have two investment properties listed in the Cincinnati area. 

One is a buy and hold listed at $74,900, 2 bed, 1.5 baths, just under 1000 sq ft, should get $1,000 in rents after the recent updates and is a very clean, turnkey unit. Located in the Oak Hills School District. Low taxes and low maintenance. 


The other is a condo that would be perfect for a person doing their first flip. It's a 860+ sq foot condo, two beds, 1 bath, deck, laundry room in unit and HOA fees of $186 a month. Listed in the last 7 days for $40k. It needs mainly cosmetics and if done right there should be about a 15% profit on the back end and the project should be done and back on the market in 30 days.

Two family rehab opportunity just outside an exploding business district in Cincinnati. Property needs a heavy rehab but for the right investor this property will definitely cash flow.
