Agent and Investor Ohio Looking to shorten flip time and rentals

Hi! Somewhat new to real estate investment. Bought and sold one flip, bought two more and finishing up permit drawing on two more we own. Husband is an architect and I do financials and project management. I also recently got my license, mostly to feed into what I am currently doing - not prospecting at this point.

We want to get more into buy and hold but cold feet at this point. Looking for advice on how to assess rental properties. Thanks!
