Cincinnati Investment Properties

I currently have two investment properties listed in the Cincinnati area. 

One is a buy and hold listed at $74,900, 2 bed, 1.5 baths, just under 1000 sq ft, should get $1,000 in rents after the recent updates and is a very clean, turnkey unit. Located in the Oak Hills School District. Low taxes and low maintenance. 

The other is a condo that would be perfect for a person doing their first flip. It's a 860+ sq foot condo, two beds, 1 bath, deck, laundry room in unit and HOA fees of $186 a month. Listed in the last 7 days for $40k. It needs mainly cosmetics and if done right there should be about a 15% profit on the back end and the project should be done and back on the market in 30 days.
