Norwoods City Government is in shambles. Streets are a mess, City Services are stretched thin, and building department is tough to work with. With that said, housing prices and rents are moving in the right direction in a lot of the neighborhood. Mainly due to the craziness going on in Oakley, Hyde Park and Mt. Lookout where a lot of young professionals want to move.

Cincinnati Investors or groups looking to invest in Cincinnati. I have a lead on two potential purchases. 1 property is 200+ units for $3 million in a C/B neighborhood. Property needs significant amount of work, my information is limited at this time on the building, but can get more with a serious buyer. 

Then I have a lead on a portfolio in a B- neighborhood. 20 units total. Value play as rents are undervalued, properties need some updates to maximize rents (windows, kitchens, baths). Seller is asking $1.05 million. If rents perform to potential and it's self managed, buildings would perform around an 8 cap. Neighborhood is still growing at a fast pace and rents and appreciation continually growing. Can share more details on this one with serious buyers.

Hey everyone, hope you all are having a great week so far! My name is Adam Curry and I'm an investor friendly agent in Cincinnati, Ohio. The majority of my business this year will come from assisting investors purchasing and selling real estate inside the I-275 belt loop of Cincinnati. While my focus of late has been working with a small select group of multi-family investors that can act and close quickly on good opportunities when they present themselves, I'm realizing more and more that I'm passing up opportunities to help rehabbers get in and out of properties. I work in the biggest office by agent count in all of Cincinnati proper and constantly get leads from our agents and wholesalers (some off market- some on) about rehab opportunities.

We still have this Northside rehab opportunity available. Just had a price reduction yesterday down to $60k. Probably needs an experienced crew as it needs just about everything, but a $180k resale should be very feasible. Let me know if you'd like more information.

I just listed a rehab property in Northside, Cincinnati Ohio. It's 1400ish sq ft, 2 bed 1 bath now, theres an unfinished space upstairs that could be finished as well. Properties are selling for $190k and up on the street. This property will likely be a full gut. Back taxes exist and are attached to the property, code violations likely exist as well as other encumbrances. Buyer is responsible for title search and property is sold as is, where is.

Ok, who can help me out here. I'm looking at a potential rehab, and likely need $170-$200k for purchase+rehab+holding costs. Are there any legal issues with pooling money from multiple sources like family and friends? Thanks for you input!
