Here in NY the money has to be paid that day, if you do purchase look into title insurance. Also find out if the PLT in the case could bid paper and what is the judgment amount. You really have to do your homework with these sales, the bottom line it is buyer beware.

Well hope you filed, Also what I have done to prevent damage is take pictures before and after our tenants have moved in and out this way I dont have to hear it was already broken. Where I in NY I would say the average eviction is around 3,500 thats and apt. A house well they can get steep. Here the contents have to be stored for thirty days by a licensed and bonded moving company. My Advice to any landlord is its business the first day your rent is late, head to the court.

You must file, don't trust him. I dont know TX laws and evictions but in NY the tenant can go to the court and get an order to show cause aka a stay to put off the eviction. Thats why file have everything in place. Just wondering what is the total cost of removing this tenant.

Well just study some more, I took the class in NY and can say the class test was way harder than the state test. State test was a joke.

Really depends on what county your in. Normal eviction in Westchester County Defts property gets stored for thirty days.

I see it time and time again, people get to nice and get burned. As I conduct evictions with my job, I will tell anyone first time you dont get payment start the paper work dont wait. Trust Me

I have am a realtor and have access to the mls in ny westchester county NY and can search by reo, short sale and bankruptcy. if you need any properties in this area let me know would love to work with anyone. An S-Corp is good if you have employees, because you deduct their wages from your total profit. There is a company in LI that can set it up for about 500 bucks, I will try and find their number.
