I think it is a mistake not to list on Zillow. That would be like someone omitting the “For Rent” sign on the lawn in those days when there was no internet.

We use Avail. They charge $5/unit per month. The free version is free except your tenants pay $2.50 ACH fee. You can simply reimburse fee to tenant.

I understand the need to cut expenses and find a new renter asap. Is the unit not expected to be a little messy considering current tenant is packing up to leave? Why not hang on until unit is vacant to show?

Does property allow self viewing? If not, is your PM readily available to show property? Is she requiring a qualifying application before showing? Does she respond to inquires prompt or take several days to respond?

All these make a difference if property is not in a high demand neighborhood.

Could he be in just as good a position as simply buying a 4,5,6 unit and having 100% ownership? Compared to a syndication where there are multiple owners who split equity ?

20%, 7.7% and 7.1% of gross rent

All things being equal, this metric can have a big impact on cashflow for rental properties.
