This is survey gives a key metric that is helpful when looking at deals. For your non owner occupied/non homestead property, what is the ratio of yearly tax to yearly gross rent? I think mine are high at 13.7%.

My 4 unit in Rockdale County GA

Yearly Tax: $9200

Current Yearly Gross Rent: $67,200

Ratio: 9200/67,200=13.7%

What is yours?

Some people have the liberty to request application before showing, if property is in a high demand area. Consider Open House style showing to interested parties.

So you use solid hardwood on the stairs and coat with 2 layers of poly? Does it hold up well in your B- neighborhoods?

Did not realize quartz can be affordable compared to granite. I will certainly look into going for quartz over granite.

This is the second mention on stainless steel appliances not being durable on rentals. Do tenants intentional damage it? The one in our garage has been there forever, still looks the same…

I say do all at the same time if funding is not an issue. Why? It should save you money on rehab and savings on vacancy.

I see A and C more often than B. Appliances work but look dated and I see them as an expense to prevent future service calls and may as well spend a few extra bucks and get stainless steel if I am changing appliances.

I think granite and backsplash elevates the kitchen and makes space more desirable. Just not sure if it will bring more rent.

Do you have a wife and/or kids? If not, another owner occupied property is probably the easiest and least expensive way to get a 3rd property. It needs to be a a good investment property to buy and hold i.e it will appreciate and cash flow when you move out and rent.
