You can offer to reimburse rent for nights spent elsewhere until issue is fixed (if daily rent is cheaper than airbnb).

The real problem is HOA is doing the fixing? Could it be weeks before it is done?

I recently had a leak, not in the house but we were not sure where. Turned off water and offered to reimburse daily rent to go somewhere else since their was no water in the house. I have to reimburse 6 nights rent.

Credit card fees are a business expense that the HVAC company incurs, and they have the ability to write that fee off, as long as they're doing business above the table. Yes, it should be a business expense, they can write off. However, every contractor I've dealt with, big or small  now pass it off to the payer.  I am having some water lines replaced and there is a 3% line item if I pay by credit card. I pay 3%,  get 1% or 2% back. I guess payer can also write off…

I only do open houses. I respond to interested parties with info on open houses. I schedule 1 weekday evening, Saturday morning, Sunday afternoon.

People who really want to rent will find time to attend

Assuming the HVAC company charged $5000 for a service. There is usually an extra 3% fee for using a credit card. In this case total cost is $5150 if credit card, but $5000 if you pay by check.

My question - assuming balance is paid in full every month do the perks from the 2% cash back or points/miles outweighs that 3% charge for using credit cards?

Cobb county rules are more lenient than Dekalb and Gwinette. Be mindful of properties in city limits. Cities of Marietta and Kennesaw have their own rules.

Interesting, big difference. Is the 30% one just as profitable regardless? Due to property condition or interest on property?

Mine are in GA.

C property is a 4 unit in Conyers, about 25 mins SE of Atlanta. 14.5%

B property is a SFH in East Cobb Marietta, about 20 mins North of Atlanta. 16%

My C+ class neighborhood is at 14.5%. Based on “preliminary” property valuation by county, I will not be surprised if they jack up taxes by 30% or more. I do not think the neighborhood can handle any more increase in rent. Rent has gone up about 35% the past 3 years, taxes even higher.

My B class is at 16%, I am not expecting any tax hikes this year. Rents have not increased significantly the past 3 years, maybe 10%…

For properties without exemptions, what is the ratio of your property taxes to gross rent?
