Ratio of RE Taxes to Gross Rent

My C+ class neighborhood is at 14.5%. Based on “preliminary” property valuation by county, I will not be surprised if they jack up taxes by 30% or more. I do not think the neighborhood can handle any more increase in rent. Rent has gone up about 35% the past 3 years, taxes even higher.

My B class is at 16%, I am not expecting any tax hikes this year. Rents have not increased significantly the past 3 years, maybe 10%…

For properties without exemptions, what is the ratio of your property taxes to gross rent?

I have two data points for you

Central Islip NY Single family.  around 30%   B-/C+ neighborhood. 
Barre vt 6 unit building.  13%  b-/c+
