I was able to see two home links under current projects and click on them.

However I found it hard to do with my finger. I used the pen that I got with my Windows 8 tablet (Samsung ATIV 500T w/ Intel Atom), that made it much easier to Hover over links to expand and then select.

I'd recommend changing this page, it is hard to use with touch.

first figure out taxable income. To do this subtract price of land the house is on, and divide by 27.5yrs to get yearly depreciation amount.

Taxable income = Rent - costs - (50000 - land )/27.5

Then this amount is taxed at marginal income tax rate for federal and state.

After gorging on SFH, here comes exit strategy for Blackstone...

Any comments from note veterans if there is an opportunity for notes investors in this. Or is this more about broadening the market for notes to mutual fund investors ?

I saw it happen twice this year.
For my May purchase, lender in texas (not WF) asked to see HUD1 for my Jan purchase.
This week for prequalification (in california) WF äsked me for HUD1 from last deal (May).
Both are buy and hold houses.

So I have seen this twice this year.

You are brave Joe! You confirmed what I had heard about auction pricing in that area - small discount to retail.

I have heard auction buyers offer some cash (2-5k) to get occupants out with no damage and that usually works.
Don't try to keep the occupant as tenant. You want to screen tenants properly otherwise that can cause more heartburn.

Mike J how is Pittsburg area, has amazon warehouse impacted returns or are there still good cash flow opportunities there ?
