Eddie Speed's Colonial Capital Management offers a fund to accredited investors as well. I have invested with their fund Colonial Impact Fund. 

    They also offer quarterly webinars for investors where they answer questions about the fund, price ranges, geography of their investments. Eddie calls their business model as 'buy by the crate, sell by the bottle'.

A little bit of networking will help you a lot - try to attend one of the industry events such as noteExpo, paper source seminar? etc. You will meet most of the professionals and sellers of notes there. I have attended noteExpo but none other and found it rewarding. Ask your servicer which events they attend - to get a comprehensive list!.

I'd add if you already own a few notes, ask your servicer - many times their clients will offer notes for sale to other clients. Expect to sign an NDA.

I suspect these are arrears (past due) until these are made, note will not be current-- 12 recent payments were probably not enough to pay last so many years of non-payment.

Be aware of the emotion you are expressing - eagerness to buy now before something happens (interest rate rise). It is never a good idea to make decisions in haste or in shadow of some imagined catastrophe.  Do some calculation of interest rate rise from 4% loan to 5-5.25% and how it will impact your numbers. Now you have calculated it, take your time to look for a deal worth pursuing. Remember we could be at peak before the next recession starts - consider that the property you buy can drop 10-15% within first year.

I'd not worry about 10 loan limit as Chris pointed out. Find out what you can buy this year with joint income. @Chris Mason correct me, but isn't it true that positive cash flow rentals go off your DTI after 2y of demonstrated positive cash flow (by sch E) . So one slow path will be to buy a rental every few years, accumulate cash in between years.

   You could also look at investing with some local syndicators ... or explore syndication and go after commercial loans.

Well it is simple. You need patience.

Make sure you can ride it out without need to sell your home. With not much new construction relative to demand, existing homes should hold value well over the long term.

If past trends hold, you will see prices appreciate to higher level after a few years of drop.

So get Home equity or cash out refi now, so you can use it during a downturn. Just make sure you don't have debt that can be called by lender.
