Few ideas.

Drive around and note any yellow bandit signs 'we buy houses' etc. call them one by one. to find an active wholesaler. Buy lunch and learn from local operators.

Look at brokers with most listings, talk to them over lunch.

Look at for rent postings online or real and call property managers. often they know about properties that will come to market.

Meet people. One or two key people will make a huge change.

I have been noticing cap rate compression even in central valley areas ... 4% cap rate SFH in tracy,manteca! Either market is expecting wage inflation leading to rising rent (following walmart announcement ) OR appreciation via dollar devaluation.

   I am currently reading 'currency wars' and 'death of money' by same author -- interesting stuff.

I'd suggest shoot for a bit higher 200+ cash flow for first purchase, unless you are sure of all expenses (unlikely). Try to compare market cap rates by looking at past 3m sales. Find your LTV to hit chosen cash flow, cap rate. Does it make sense for your investment goals?

Today you will be looking at different areas based on target price

e.g 3b2b+   1000s price--

200s stockton, 300s tracy/manteca,400s mountain house/brentwood, etc.

Came to bay area for work, weather, naturalized here, live here for work. I invest in central valley CA and hope to move my RE assets to bay area over time. I have lived around sunny (but bitter cold) chicago during college and would not want to go there except for taste of chicago and summer concerts in the park!

In CA commercial mortgages are quoting 3-4% 5yARM for metro areas where cap rates are down to 2-3% for  hottest metro markets. cap rate cannot compress any further, can it?

Overseas investors and even locals afraid of recent stock market increases are parking cash in real estate esp. in CA. They don't like low treasury yields, and want stability. When China GDP drops as it slowed in last quarter to 7.5%, what will these investors do? what will happen when china investors run into margin squeeze (wsj recently quoted huge margin loans were big factor in chinese stock market), will they sell US RE? or will they just stop buying (quotes as high as 10% of CA purchases)?  Interesting times indeed. Yes Bruce Norris has been talking about this for a few quarters now.
