Hi.
I am new to REI. I hold a full time job, and I am doing RE investments on the side. In 2013, I closed my first two rental properties SFH, one in central valley CA (150k)and another in Austin area(200k) using low interest mortgages.

Both are managed by property manager, second one is available for rent.
These are 6-7% cap rate investments. I found frank Gallinelli's book 'What Every Real Estate Investor Needs to Know about Cash Flow: And 36 Other Key Financial Measures' very helpful. That and data about historical cap rates gave me anchors for my first investments.

I am now trying to figure out how to buy next property with either 401k loan or other people's money. I intend to buy about one home a year, and also understand how to buy multi family units. Are there any bay area meetups?
