Karen, let me know if there is anything I can help with. I've been in every aspect of real estate for the past 10 years from being an agent to most recently being a lender for a major bank. I am making a career change and leaving the lending world to be a full time investor. My focus is on residential fix/flip rehabs and hopefully growing that business rapidly. I'd like to get into spec building and developing in the future as the business grows.

Justin, I began listening to your podcasts after reading this post a few days ago and have to say it's a tremendous source of knowledge, expertise and guidance for someone newer in the business as myself. I'm a new up and coming (hopefully!) rehabber out of Southern California and have listened to the 1st 10 out of the 37 or so podasts you have done so far. I feel anyone who is into fix/flips (especially in California) needs to listen to the podcasts as there is a wealth of knowledge both from Justin and his guests.

I'm a bit confused. You stated you're looking for a B&H but you mention holding costs in the form of a lump sum. This leads me to believe that you're looking to do a fix and flip? Did the email consist of anything more? If not, send it to the junk mail folder.

I'll have to admit that I pondered out of state deals until reading this thread. What scares me most is buying a rental at $100k and having it worth only $120k after 8 years of a stable market. CA is definitely the place for me (as long as I stay ahead of the Chinese investors which are snagging up everything around me)

just curious how successful other investors are in finding deals in Southern California that are fix/flip. I've been scouring the auctions, short sale/REO listings on MLS, using realtor contacts, etc. it seems like Southern California is flooded with buy/hold investors who are wayyyyy overpaying and leaving no margin for profit. Is anyone else seeing the same thing?

Hi everyone, My name is Alex and I'm a new RE investment company out of Chino Hills,CA. I've been a licensed agent for 10 years and my wife is a licensed broker for the same. I also have worked the last 6 years as a loan office for Chase and Wells Fargo and decided to put all this knowledge to something that can potentially make some big money. I figured with our combined experience of being RE Agents, working for a major new home Builder for several years, and extensive lending knowledge, we have every tool we need. My wife and I are currently with Keller Williams Realty. We have been scouring MLS looking for rehab flips and have our 1st one closing this week in Canyon Lake!! BP has been phenomenal in helping us find better ways to better run our business to make the best profits. I'm really looking forward to getting all the expert opinions in our ventures and also seeing the successes of others on this site!
