I send letters ll over California mainly LA, Orange, Riverside, San Bernardino County; however I have people working the leads in Northern California, but their not as disciplined as I am so they haven't closed anything yet, but they are getting closer.

Would love to get your contact for the probate data. My last 3 flips were all probate leads from wholesalers / realtors and feel this may be the best source for the growth of my business. Are you wholesaling your deals out or are you flipping them yourself?

I wanted to get feedback if anyone is having any success with their mailering campaign in Southern California. It seem that the area is so over saturated with other investors sending yellow letters and other types that response rates are ridiculously low (acquisition rates much lower). The few that do call want close to retail making it impossible to flip with any margin. The consensus is that absentee w/ equity mailers (regardless of how good the mailer) is a waste of resources and wondering if there is a more effective strategy to using Direct mail in SoCal. ( ie probates, pre foreclosure, owner occ, etc) I'm not trying to sound like a "Debbie downer" but wanted some advice as to what direction would make more sense while being more efficient. Am I really to expect that each property I acquire to flip from direct mail will cost me about $4k-$8k to acquire? I understand many parts of the county may not have the same difficulty but right now I'm only focused on SoCal.

I've had very similar encounters here in Southern California where they are also very prominent. I follow their properties on MLS to see where they end up and many never sell. They definitely prey on entry level investors with no confidence in their ability to get an accurate ARV and especially repair costs. Most of their reps are young kids straight out of college who just got a RE license and are very sales aggressive. Their operation kind of reminded me of the movie "Boiler Room" but as RE wholesalers.

I'm a rehab flip investor looking for properties in the Southern California area (inland OC, Inland Empire, Riverside County, certain parts of LA and the high desert. I'm looking to partner with wholesalers who market direct to motivated sellers and don't prioritize looking through MLS for deals. I make decisions quick and have sole discretion to make a decision on acquisitions. PM or call and we can discuss further.

I'm a rehab investor looking to grow my business this year exponentially and have had great success when dealing with good wholesalers. I focus primarily in the inland OC, Inland Empire and the High Desert markets.
