@Ricardo R. My property management company does this for free. Whether we are the representing agent on the transaction or not we will inspect properties that we would be managing if purchased by our property management clients. It is nothing like providing an inspection report that a licensed inspector provides. We do this because we often are the project managers on rehabs where we collect fees and then we are the property managers thereafter.

@Dalton Dellinger Right, a property manager/property management company should do those inspections on property acquisition for free. However, that also comes with the expectation you would use them to acquire the property and allow them to manage afterwords. I would be hesitant to hire anyone to inspect properties for you that is not a professional in real estate and know exactly what to look for.

Sounds interesting and quite doable. You could potentially pay someone like that per site visit or hourly. If you have obligations restricting you from doing the work yourself maybe it is time to look into a property manager that can help you find and inspect properties for you.

@Harold Albertson I can’t really help here but I wanted to ask why not pay for a nationwide background check where the tenant pays for it? Personally I wouldn’t want to manually do background checks and I want nationwide background checks.

I would recommend having an Accountant in the state you file your taxes. It wouldn't hurt to contact several Accountants in WA and IN to see what they saw and how living in Japan may effect the way you file taxes because I have no idea about that part.

@Elliott Hughes Zoran did a good explanation. Indiana, when wholesaling endure you have the cash to close. It is illegal to wholesale a property if you do not have the funds to close because it is considered fraud. You can ask a title company concerning this. Now there are still title company that will allow you to close with the end buyer of a wholesale deal so that you can use the funds to close with the original owner/seller, however, that is illegal if you do not already have the funds necessary to close.

Aardvark is my go to inspector. You'll have to check to see if they service Shelbyville though. They are all over Indiana.

@Tricia O'Brien check out campion. I’m about to buy 9 mobile homes from them. I’ve had family work in those factories. They’re good quality.
