Why don't you just host a bigger pockets style type of meet up? Personally, I would rather meet up with people, for free, at a coffee shop or something similar.

I'll try to keep this as short as possible. I recently got two properties under contract under my name. I have a private lender who issued a certified check under my name (directly from HIS account) to pay for the earnest money. I created a LLC shortly after and was hoping to close with it, however, the my agent says per the contract that I have to close in my name...okay fine. I plan to continue as we have been and have the private lender issued a certified check in my name directly from his account to pay for the properties. I want to transfer the properties into my LLC the same day I close which is not a problem. The problem arises when it comes to creating a paper trail for my LLC for the money that was loaned and how to create the contract. Should I create the contract between the LLC and the private lender once the properties are transferred and how do I prove the funds were received by the LLC or that the LLC owes the private lender if the money was given directly from the private lenders account in my name to the escrow agent. I am just very confused on how I should go about creating a paper trail for the private loan so that it goes through the LLC and not my name.

@Ritch Bonisa I will be doing a flip in the fort wayne area. Thanks for the info but I should clarify I am not using the heat pump to provide heating at all but to provide a cooling system instead of using an A/C unit. The house already has a good furnace to use for the winter months that runs on natural gas.

I have a flip that does not have a working A/C unit. I have tight margins so I'm wondering if I should just do a regular A/C replacement or replace it with a heat pump to create a great selling point and maybe even increase my margins slightly? Thank you for the help and advice!!

To start off, I invest in Indiana and have been studying the laws and feel as though I have a good grip on the landlord-tenant laws. So my questions is would it be illegal for me to gather other property management's lease agreements so I could write my own lease agreement? Now I already know I should have the lease checked and cleared by my real estate attorney. I just simply want to know if that is illegal or not.

I am studying Marketing at Purdue University and I have about 3 more semesters left. (graduating early). Waste of time, I went there because I wanted to be an engineering but that didn't work out and ended up in Marketing and taking some entrepreneurship classes. The only useful things I've learned are from my Entrepreneurship classes and from the marketing books I've read on my own. I self taught myself everything and you can to. I don't believe in school, its a waste of time. If you want to get into real estate, save yourself from the debt (if you are paying to go to Stanford) or save yourself the time and start educating yourself on real estate investing. This site has some great books and there are plenty more out there, listen to biggerpockets podcast, find a mentor, find a DEAL and get rolling.

You can go to school and invest in real estate. However, you need to ask some more specific questions. There is no definite answer to your current questions...there are too many variables that would effect you.

I considered buying in that area but I go to Purdue University and live in Fort Wayne. If you happen to look in either of those areas let me know and maybe we can partner up! I know a few people around those towns

So my initial plan would be to set up an LLC for each property and assign a trust as the "owner". Then I would place all of the LLC's under a holding company that will more than likely be an S-Corp, undecided though, once I have a significant portfolio. I plan to do this for my Indiana and Florida properties. Then I would have those two (possible) S-Corps owned by a hedge fund that will be owned by the limited liability investors and a Delaware LLC. Now this will only be applicable once I own a significant amount of properties. What kind of identity protection does everyone else use and why? Is it beneficial and worth doing?
