@J.R. Gutierrez I do like consistency and I agree it will look better with the open concept which I am doing as I remodel for a more modern look. I am getting in touch with my 50 shades of grey side hahaha with some white and black.

@J.R. Gutierrez Thanks for the advice! I agree with putting tile in the bathroom...what do you think about doing tile in the kitchen then using laminate for the living space, bedrooms and hallways? or would I possibly be better of using laminate for the kitchen too?

@Mindy Jensen It's a 7-unit multifamily rental in a college town. One 1/1 unit and six 2/1 units.

Here's the quick layout...I have 8,800 sq ft of space that needs new flooring because I hate carpet. I haven't closed on the deal yet but this is something I will do right away. I am using a private lender for the down payment and am negotiating with the owner for owner financing otherwise I will use a mortgage broker. I would like to refinance in 12 months in order to put more equity into the property (pay back my private lender first of course but he may have intentions of staying for the long haul). What would be the most cost effective flooring: tile, laminate, vinyl, wood..etc. that will help my property appraise at a higher value. FYI I am doing a complete rehab of the kitchen and bathrooms and fixtures to make the units have a more modern style.

Hey everyone,

I have yet to officially introduce myself...so here I am. My name is Aaron Van Curen and I am currently a student at Purdue University studying Marketing (3 semesters left). I was an electrician for two years during high school, I was a Product Manager / Sales Rep. / (am) Social Media Manager for my father's company (E-Collar Tech.). I still work with him and will be doing marketing for a mobile app gaming company he is starting (unsure of how that will play out). So about real estate...I got involved in a MLM (Fitness Industry) in May of 2016 and got introduced to Grant Cardone's material and fell in love with real estate and started studying everything I could which lead me to BP. So far I finished all of GC books and almost done with all of BP books. I read countless blog posts everyday from BP and some other sources as needed. Currently my goal is to own 1,000 units of RE by time I am 30 years old and to earn an average ROI of 12% on my portfolio with the help of BP and Grant, whom I will be meeting with next month. As for my first investment, I am trying to stay close to where I am (West Lafayette) and have actually found a nice 7 unit apartment complex which has had a 100% occupancy rate for the past decade because of Purdue students. Looking to close on it within 90-days (hopefully sooner than later) IF the numbers work. Will be working hard in the upcoming weeks to do a thorough analysis, get inspections done, and gain funding for the project. So this is where I am...would love to here any advice as I am still a newbie and get to know more of you here on BP!!

@Scott Steffek I found it through loopnet and have not contacted anyone yet. At worst, I am hoping I could talk to the owner and just have the listing broker take double commission (listing and selling). Best case, buy directly from the owner.

@Ryan Kinsella There are absolutely some big game here, mainly just Granite now aside from dorm housing. It is roughly a mile to two miles from campus (Union Memorial). It is located a few streets down from South (entering Lafayette from West Lafayette over the bridge). It is walkable considering I walk a mile everyday to classes from where I park off-campus.

Hello everyone!

I've been property hunting for some time now and found a great opportunity near me. This is something I could manage while I go to college, Purdue University. So the deal I have here is 6 two bedroom units and 1 one bedroom unit all in the same building. The list price is $409,000 but I found through public records that the valuation done in 2016 found it to be $375,500 and noticed they have not paid $7,500 in taxes for year 2016. I also happened to find out the local company that owns it. My question is, would it be okay to directly contact them by either calling or going directly to their office instead of going through a broker? The property has also been on the market for nearly 6 months. So would it be reasonable to place an offer around the $300k mark? (I plan to do rehab on the floor, kitchen, and bathrooms).

I'm new to investing and know a tenant that is either using or dealing drugs can be a big problem. I know Brandon Turner has recommended, from his book, to either ask them to leave, pay them to leave, or evict them. However, I wanted to ask if anyone had advice on just filing a police report on your tenant? Please explain why you would or wouldn't.

Hey Everyone! Check out my profile if you would like to know more about me otherwise I'll get straight to the point!

I currently noticed that a 222 unit complex is going up for auction soon in April. This is in West Lafayette, Indiana very close to Purdue University! I have all the data an investor could ever dream about but I do not have all of the money an investor could ever dream about. There happens to be a $50,000 refundable deposit just so I could place a bid. Bidding starts at $8,000,000 and will have a 5% transaction fee on the final bid price if won. The market is great and I have lived in West Lafayette for two years since I do go to Purdue. This is just NOT something I want to pass up but I do know it will be highly unlikely for me to get a bank loan in time for the bidding process. What advice would you give me for searching for hard/private money lenders that can help with deposit and would want to become partners in this deal? What would make this deal interesting to those people? I can share more information if needed. Note, I have to obtain this money in several weeks.

My offering is to provide completely passive income to my partners as I would do ALL of the work (given there is already a property management company which can be replaced of course if needed). There would also be a lien on the property so there would be complete security.
