Congrats on the deal! I have a couple properties just north and east of that area. Agreed with much of what's been said and would underscore the importance of securing your property (SimpliSafe is a great option) and having solid PM. Appliances are like candy for thieves. Don't leave them in your property untenanted unless you can afford to get them stolen - ask me how I know.

SFR under contract near DT Indy

Found via MLS. Buy/hold play.

Interesting tidbit...I had lost out on this deal several weeks ago to another buyer. That deal fell through. Property back on market and I submitted my original offer which was accepted.

Reviewing inspection now. Look to close in the next 25ish days.

Any reason why you settled on $100 for your cashflow floor? Any other metrics of success you're considering?

As a Phoenix, AZ resident, I'm in a similar position and landed on Indianapolis as my primary market to invest in. Lots of reasons why, but, if you're looking for cashflow in a stable and growing Midwest city, then I'd recommend taking a look at Indy. $125k goes pretty far inside the 465 loop.

I have a property in which my tenant uses a section 8 voucher provided by the Indiana Housing Authority. Happy to chat more about that process if you're interested.

Would love to connect on Indy investing - sounds like you're doing amazing things! Sent you a request to connect.

Indy specific: In regards to finding wholesalers and off-market deals, I've found a handful through the Out of State Investor Facebook Group. I'm probably on 3-4 lists at this point. In addition, there are deals that are posted in the FB group.

Can't speak to Idaho or Seattle, but I would also like to pick your brain on Idaho :)
