I'm not a local, but from what I've heard...

- Near east side neighborhoods i.e. Little Flower, Windsor Place, Grace Tuxedo Park

- Broad Ripple or South Broad Ripple "SoBro" (not up and coming, already blown up!)

- Irvington 

- Speedway (downtown Speedway)

Some posts already made about Indianapolis, but I'll add another one. There are certainly C/D class neighborhoods that have 2/1 and 3/1 (even some 3/2) in the 50-70k price range. Just know that you're probably looking at properties that need significant work and you're probably looking at 80-110k all-in depending on finishes.

Victor, I'd be happy to chat about my experience investing in Indy. The great thing about Indianapolis REI is that there's a market for all types of investing - fix/flip, buy/hold, BRRRR, note investing, private lending - you name it.

For me, Mindset by Carol Dweck is a good read and expands across all walks of life. Never Split the Difference by Chris Voss is great for negotiating. Think and Grow Rich is my all time favorite for getting in the mindset of achieving your desired outcome.

Indianapolis has been mentioned a handful of times in this post for a reason - strong buy/hold and cash-flowing rental property market, but you can also flip, BRRRR, deal notes, and wholesale/wholetail. Macro economics for Indy are strong as well - diverse job market, strong net migration. Perhaps most importantly for newer investors is that entry points are <$100k.
