I own a construction management company and currently operate in Indianapolis and Louisville (and within the month Cincinnati) and specialize in working with remote/out of state investors.

Until you have invested in an area long enough to build your own connections yourself I always suggest to just pay a little extra for a project management company to just have a little added peace of mind instead of just crossing your fingers and hoping your contractor is doing what they say. Eventually, hopefully you can build your team and have guys you trust and not need to use me or a group like mine any longer, but until then it is a good way to ease into remote investing instead of just jumping right into the deep end.

I am not an out of state landlord, but I would like to offer my services to potentially help you or others on this post.

I own a construction management company (Mainstay Construction) and have project manager to stay on top of my rehabs in Indianapolis, Louisville, and within a month Cincinnati. My group specializes in working with out of state or remote clients and have the resources to schedule/take pictures of properties, schedule inspections, and refer property managers and realtors who are well-known in any of the three above areas on top of managing all your construction needs.

Hey Faruq,

I have done construction on over 100 BRRRR projects for investors in Indy over the past few years and 16 this year alone. Along with that I recently expanded into the Louisville market last year and have done 9 in Louisville since last May. I can count on one hand how many of those projects haven't been from wholesalers.

I work directly with a few wholesalers in the Indy market and would happily be of assistance suggesting a few of them if you would like.

Hey Chad, my company, Mainstay Construction, has managed over 300 rehabs over the past 4 years for our clients. We do anything from bathroom and kitchen remodels all the way to full gut remodels and tear down and new builds and everything in between.

We mainly work with out of state investors so we have systems in place to ensure you know exactly the product you're getting whether you live 2 minutes away or 200 miles away.

We are almost always in the $100k+ all in. If there is any wiggle room on any of these specs I'm sure we could find something for you, but that's going to be tough to meet all of your criteria in B or C neighborhoods.

Purchase price: $55,000
Cash invested: $55,000
Sale price: $174,900

EMERSON HEIGHTS FLIP -- Indianapolis, IN

- Two month project
- Complete renovation of whole house
>New Kitchen
>New bathroom (second full bathroom added on second floor)
>Refinished hardwood floors throughout main floor
>New carpet upstairs
>Modern paint inside and out

Final picture is the newly added bathroom on the upstairs master.

What made you interested in investing in this type of deal?

Found a good deal in an up-and-coming neighborhood with solid comps surrounding it.

How did you find this deal and how did you negotiate it?

Off-market deal with one of our outside salesmen negotiating the price down.

Out of state investor.

How did you add value to the deal?

Renovated the entire house from the basement to the attic which is now an enormous master suite with a bonus room.
