Purchase price: $55,000
Cash invested: $55,000
Sale price: $174,900

EMERSON HEIGHTS FLIP -- Indianapolis, IN

- Two month project
- Complete renovation of whole house
>New Kitchen
>New bathroom (second full bathroom added on second floor)
>Refinished hardwood floors throughout main floor
>New carpet upstairs
>Modern paint inside and out

Final picture is the newly added bathroom on the upstairs master.

What made you interested in investing in this type of deal?

Found a good deal in an up-and-coming neighborhood with solid comps surrounding it.

How did you find this deal and how did you negotiate it?

Off-market deal with one of our outside salesmen negotiating the price down.

Out of state investor.

Renovated the entire house from the basement to the attic which is now an enormous master suite with a bonus room.
