Looking for small MFR in Indianapolis

I am looking to buy one or more small MFR in Indianapolis for cash. I plan on keeping them as rentals.

My requirements are:

• All in cash (purchase plus rehab) not above $80k
• There should be comps for at least 120% of all in cash
• Possible rent has to be min 1.5% of all in cash
• At least 2/1 each unit
• B or C area, no war zone
