@Mike Garrett Hey, Mike. Just like @Sujay Patel said above me, your best bet would be to do some research on your own about areas and wholesalers where you're looking to invest and don't just take someone's word for it. 46218. It is on the northwest corner of 16th and Kildare. One house out from "technically" being Little Flower, but it is close enough to still have a good amount of value for us.

@Daytyn Ragragola In Anderson or Muncie you really won't get the clientele you're looking for I am assuming. If you are looking for more consistent and reantable properties you should look further south in the Indianapolis market. You may have to pay a little more, but if you link up with good wholesalers in the area you should be able to find some deals. And you shouldn't have much trouble renting, especially if you have a solid property manager in the area. I grew up in Indianapolis and am currently working at a real estate investment company here, too, so if you have any questions about the Indianapolis market don't hesitate connecting and asking away. My company, Mainstay Property Group, just did a flip one street outside of Little Flower on Kildare Ave. and we are in the final stages or wrapping up another flip a few block southwest on the north side of Little Flower. I don't know if the forum rules allow me to post specifics about either of those projects, so I am trying to be relatively vague until I figure out if I'll get in trouble or not.

I guess what I was getting at though is I am a huge fan of Little Flower, and all those places you mentioned but I am most familiar with Little Flower. All of that being said, my boss, @Evan Manship, could probably give more insight on specific areas and properties that would be good for newer real estate investors.

Hi, @Kathryn Dunnivant! Congrats on moving to the greatest city in the Midwest! Would you want to invest in a fixer upper or a turn key property? I would love to help out with anything you might have questions on either route you'd like to entertain.

Also, I agree with @Mike D'Arrigo in the fact that you should make sure that "up and coming" neighborhoods are, in fact, up and coming and not just something a slimeball is trying to sell you because you're new to the area.
