Recommendation on Agent/Wholesaler + good location to BRRRR

Good Morning! So the past couple months I have really gained the interest to jump into Real Estate investing via the BRRRR method. I have found Good Real Estate Agents in both Louisville and Indianapolis, but both tried to deter me from looking into the BRRRR method as they don't believe the idea of the perfect BRRRR exists anymore, which might be true for these two particular markets.

I am wondering if people are still having success with BRRRR in other markets and if they have good agents who can find off market deals and/or trusted reliable wholesalers they have used before that they can recommend?

I know these are loaded questions, and I can answer questions as needed. I do want to purchase SFH's around <100k-150k through Hard Money Lenders and finance the rehabs myself.
