@Jaron Walling, do you invest in Washington Co., MD from Indy?

@Account Closed  Welcome to BP.  If you intend to invest in Hagerstown, you'll also need to search the City's tax records:  https://mycity.hagerstownmd.or...  If your property is in the City limits, there is an additional tax.  If you are beyond the City limits, than the Hagerstown tax will be n/a.  Evaluate as many properties as you can and definitely go visit 21740 and see the properties and the neighborhoods.  Best to you!

@BJ Marshall Welcome. Plenty of very helpful investors are on BP. Baltimore REIA is very good; they have weekly programs for low cost or free for members. DC REI Rockstars is also good. Not as active as Bmore REIA but Rockstars has very substantive programs. Columbia MD has group also.

@Ali Boone Good question. I did not get to the appraisal stage. My thought as to market value of the property was based on my own assessment of neighboring properties.

@Caroline C. @Ali Boone @Matthew Irish-Jones@Mike D'Arrigo @Aigo Pyles thank each of you for sharing your perspective.  I think my pov was driven by my experience with a prior TK provider where I thought the sales price for the property greatly exceeded the market.  Really appreciate you sharing your thoughts.
