This discussion is absolutely chocked full of great insights. I am new to REI, live outside Bmore, and am considering an investment in Bmore. Thanks to all of you for sharing your advice.

I'm reviewing a property management agreement related to a  turnkey in MD I'm considering. I did not see any covenants from the property manager to owner. Are there standard covenants that I should see or add? Thxfor the help.

JR T., can you expound your comment?  Are you suggesting he do his analysis differently?

I would recommend learning about their screening process for the tenants, know their upfront fees (if any), their monthly fees, maintenance fees, etc.  Our turnkey company has in house property management as an added service to our clients so we are able to keep all costs extremely low, vacancies at a record low, retention rates of tenants extremely high, and communication clear.  I recommend in house property management if at all possible... it'll help from the extremely high prices and turnout costs.

Thanks for this guidance.  I will certainly use it.

 Excellent point, Jerome.  Thank you!

Thank you Mackaylee.  I'll be sure to thoroughly check the PM company.  Any tips on how to go about doing that?
