I would recommend learning about their screening process for the tenants, know their upfront fees (if any), their monthly fees, maintenance fees, etc.  Our turnkey company has in house property management as an added service to our clients so we are able to keep all costs extremely low, vacancies at a record low, retention rates of tenants extremely high, and communication clear.  I recommend in house property management if at all possible... it'll help from the extremely high prices and turnout costs.

I'm looking at turnkey too. Definitely seems like what time you save in rehab should be invested in vetting the turnkey company and PM company.

One of the biggest things when purchasing turnkey is the screening of tenants and the property management!  Having a great PM team with the investor in mind will help both short term and long term!
