@Carol Zeroual that is what i was thinking today. that number would work... and no it would not be resold. but if i can buy it, fix it.. it would increase the value and then i should be able to do a refinance.

@Account Closed it is for personal venture of a farmstead of like 100 ac and I need about $135G plus rehab cost.  Has an established orchard and some other perenials.... I am looking to do an organic farmstead. Its a place i have wanted to LIVE and make a living, while i do business in both dept. (farming for pleasure, and realestate- is also for pleasure. 

i would turn it to an LLC, and make it a business. so business venture it is.

hey all, a bit more info- they HAVE to sell cause he was put in a nursing home needing full time care and the state gives yo no choice. .. when you have no insurance. so it is a MUST sell. 

so she needs ALL the cash now, up front and can't carry any. or she would.

i think it is an awesome deal to mortgage without down payment, most deff a better value; if you can find the right property and deal. it "IS" the best way- if the numbers jive and it produces. 0% invested other then your time. CAn't beat that. :D

If one can... that is.  but then there are some next to best deals that will work when that doesn't. so any cash flow is better then none. 

I do agree tho- you can't beat that. I would do that if I could, altho i believe CASH buys other GREAT deals that you would other miss. so no money down at 125% financing is great TOOL in your belt.

@Jerry W. I am of an entrepreneur spirit- I am with somebody but I can't wrap my mind around a "real Job" as I sell on ebay... i list and can make money when i am not working. I also do day care for 2 young ones part time (to be helpful- there isn't any real money making in that) but I also have a wild food business that i am trying to get off the ground. (that is something i enjoy doing) and in one month i can make what a low paying job can pay me. I could  potentually with an LLC and marketing turn that into 100,000 a yr income by only working 1 month. How? thats a long story, but that isnt realestate business. :D well actually i guess it could be as I can buy a pc of land that would up its value.

So its hard to drop that and get a "real job." I also am selling a property i have in Florida to my son, so he is paying me a monthly pymnt. It's enough but I know i need MORE to jump into this investing thing. so i am presently putting together a business plan for another piece of property that i own outright. 

that has great potential and i have a realtor who is going to work with me on my stastics and numbers for that area. I am hoping to build 3-4 cabins executive short term houseing- so I have been able to pay soft costs as they come.  

I have too much going on to get a "real" job. :D I have tried to get a real job, but I am not marketable it seems. :/

@Jay Hinrichs wow lucky daughter to have a dad like you. yes you should be proud of her, she has done well. Kuddo's to being able to put her through without her being loaded down with debt. :D

@Nathan Blumanhourst you can do it.. but like many have told me in the beggining you   may need a job to get that first place. Buy a duplex/ four plex and live in one of the units. that is great advice.. then somebody is paying your rent and living cost. ( especially if you have a four unit)  then i am learning all these creative ways that others finaince a deal with.
