 its 5 acre's wooded lot; 1 mile out from major city; hardwood timber, has power in front; no town septic or water- but there is a spring onproperty so there could be a well; Its  secluded; its residential; near by are resident houses of like a handful- its on a main road headed to the city; its about 2-3 miles from a major large local hospital and cancer center; Its highly sought after town because of taxes and school system. properties go like hotcakes...

@Jay Hinrichs i like you. You prove it can be done with out a "standard- college degree" that is another thing people say, "Go to college- it will open doors." or something along those lines, but what it really does is pile on the debt. I fell for that line and went to a 2 yr college a couple of years ago... all i got was wasted time i could of been "DOING" something, and a heap load of debt. :/

thats what they tell our kids in highschool. 1/ go to college 2/ go work for somebody

we are programed to think that way, so when someone says that, "Get a REAL job" they REALly dont understand any other way cause they have preconditioned to think that way.

that sounds awesome @Linda Weygant. Doing "your" business and not your bosses.  That's it... you become no longer enslaved to 9-5 job at the head master of a boss.. working as a slave for slave labour.  Once somebodies eyes have been enlightened, one does not want to stay at that place but to move upwards to doing what you are doing. Manangging your properties, your business. :D cant beat that.

@Account Closed just posted more info to Karen above...  code officer won't be in until Mon night. (sigh) i went today but no one was in. I am anxious to talk to him and get questions answered and see what I CAN do.  I have made some notes to bring with me.

no the land is not in that town. that one is more stringant. I will PM you the town.  Last I knew the town does not have strigent codes to jump through. I have still to meet up with the code enforcer to see what can and can't be done, there may be an issue with the road being too narrow, which i can't change. (he is only in a few hours a week)

so i may only be able to do say 2 houses, and i am hoping I can do the "4" cabins as it keeps it from being commercial which would have ALOT OF  road blocks. so at this point at least 4 lots.

also right now I could split a pc of the land off without subdividing. and then therefor so many years there after. (I think it is evey 3 years?) and i do believe that they dont have a min lot size. 

so another possiblity is a trailor park- where they rent the lot. but i dont think that that would squeese out its worth.

@Charlie Fitzgerald i still agree with you and think that it is a great business. In maine people are going more organic every day, and the prices at the super market are on average higher then processed because of the work it takes. I want to have Christmas trees, apple trees, maple syrup, pumpkins and berry patch. 

I do like the idea of letting someone use a pc of field in return for some volunteer. 

No this method would not be passive by no means. extremely hard work but very rewarding. 

but first I need to turn that pc of land into "passive" income to help me accomplish the other. then i can work for joy  and not cause i have to meet a quota.
