@Jeff Rabinowitz that may be a way to go. 

I dont believe i can go convential loan cause the house isnt insurable at this point. It needs to be brought up to code with plumbing, wiring, roof and chimney.

@Karen Margrave yes that is the property- I have not caught up with the code officer yet- he wasnt in. He is in on Monday. It is a residential area, but from what i have heard over the years there isn't much code, and my thought is if so, there is anough land to split into 4 units that can be rented and later sold seperately.  

I am thinking it can produce 1/2 mill and then when i sell it to retire another $600K

I am brainstorming for best option and for producing the most cash from it that i can.

@Belinda Lopez and @Jean Norton I have thought along these lines of short term housing- it would be a great location for one. I think long term goal would work. .. I am thinking that that would create more cash flow then just selling it for the $42K which after taxes and realtor would leave maybe $30K. But if i develope it with say 4 units... it could bring in 1/2 mill and then again when i sell it for retirement

wow i read alot of the above lists.  lots going on. I am a young newby in the field. 

Personally i 

--hope to acquire a pc of land I have had my eye on for many years

--start a new business ( well make it official and inc. it into a LLC and increase prsence so i can have more working funds)

--start on my development of the short-term cabin housing ; talk to code enforcer, call a tree harvester, soil test, cut in a road

that's my list and I'm sticking to it. It really seems small to all that some of you are doing, but i know many of you have many years under your belt.  the BEST to you all with the rest of this year.
