it's going to depend if you want to do three duplexes or truly one building 6 units because another cost variable on the single building will be storm water retention.

Anyway I could throw out a number of $100-$110 per foot but it all depends on what you put in the units.

Why should a commission salesperson spend time with someone who is not ready, willing, and able to buy?

If you're not willing to demonstrate those things the Realtor is an unpaid tour guide. Agents are busy, there is money to be made.

You would need to be able to explain how you're different from any brokerage operation. Many brokers offer things like open flex space and private offices... ostensibly similar to a co-working space.

Also, if you're offering co-work space to agents across several brokerages there could be other legal issues that you might need to be aware of as well.

I work with builders who put together duplex product in the market... so I could potentially help with that part of the equation.

Areas where you can pick up a lot for $12,500 are going to be rough and you're also going to have impact fees and utility hook up costs of about $9000 per door which will impact your cash flow.

I would check your crime stats in the area... you might need to budget for security and/or loss of materials from the construction site as well.

What kind of house? There are custom guys that will build you a house for 200K... others that aren't interested unless you have a budget north of $1,000,000.
