Fairly straight forward question. There's a lot of marketing options out there to choose from, bandit signs, direct mail, auction sites, MLS, Craigslist... And various tactics vary in effectiveness over time and by market.

What is currently your number 1 source for finding motivated sellers in your market?

You have to try everything, see what's working and keep doing that in the meantime to keep leads coming in. Then let your mind keep working to try and find something that no one else is doing that might get you more deals than the next guy. Each market is different so maybe bandit signs are good where your at, they are useless where I am, but I tried and figured it out and didn't waste any more time on them. Direct mail is the best so far in my market for us and we are working on more internet marketing as well. A list of things to try.........

Mail
Bandit signs
Pay per click (if you have a good website) I recommend On Carrot
Facebook advertising
Driving for dollars
Look for yard/estate sales on weekends
Door hangers ( blanket an entire TARGET neighborhood with them)
Parking lot drop cards on windshields
Put in offers on listed distressed properties
Auction if you get the cash

Get a couple going to keep the phone ringing and continue to try new things!!
