You need an attorney.

You might want to have them draft a letter demanding specific performance.

If you used a FAR-BAR AS-IS contract there is a loser pays provision in the contract... make sure that is highlighted in your next contact with the seller, their agent, and the agent's broker.

That should help expedite solving the problem you have.

The right answer is to test small and scale with success...

Invest what you can to start... it might be 200 postcard stamps for cards to the 200 houses in a subdivision with owners that have lived 10+ years in a subdivsion with high turnover. It might be $100 for facebook ads.

Whatever works... and generates commission income... take 10% of that new revenue and invest more into what works.

Repeat.

Lead propeller has been very solid to work with over the last few years... very responsive in the support section.

You can do a great deal of customizing with the site... and it really complements the other marketing you would do in order to build a brand overtime.

FSBOs are the easiest numbers to get... set up an alert on zillow... scan Craig's List about once a week. If you do those two things that will get numbers to call.

If they are buying, closing, and reselling... really not an issue.

If they are contracting, don't have capacity to close, and add no value (short sale negotiation, rezoning, due diligence etc.) they could be flirting with trouble.

Jeff Watson is an attorney with some good resources online about this subject that you might want to check out.

I know base utilities and impact fees in tampa are around 8-9k per lot. I don't k ow about the road cost... but I imagine your local builders association would have some good folks to refer you to.
