New Deal To Analyze - Input needed

Good evening all. I hope everyone is having a great weekend. I have a new deal that I have under contract and I was hoping to get some input on the deal. The deal is actually for two parcels with a duplex on each parcel. Four units total. Each unit has had a new roof, doors, windows, AC units, kitchens, and bathroom showers in 2012. Units are in good condition. Here are some numbers - 

List price: 160k for each duplex - 320k total

Gross Rents - 900/unit - Total 3600

Insurance - 1100 each duplex - 2200 total

Financing - 4 percent - 10 percent down on one duplex and 20 on the other.

I should mention I plan to live in one of the units for a year. Thank you everyone in advance for your input. Units are located near Tampa, Florida. I'd actually say closer to Sarasota. I also plan to manage the properties myself. Have a wonderful evening!
