Does anybody know if there is a app for bigger pockets ? I keep checking, but cant find one . I am always wanting to read forums on the go . Loving the podcast

I did the expensive boot camp before I found Bigger Pockets. Spending all that money made me serious about achieving my goals and not giving up but I wouldn't recommend it . If you can ask questions on hear and meet some investors in your area I think y for you would be better off. Save your money for your first deal. Welcome to BP @Jerome Adams

2 bed 1 bath
Purchase price $96,000
$4,000 down out of my pocket towards principal
Owner carrying $92,000 at 6%for 30yrs
No penalty for paying off early
P&I $634
Renting $825

There was a tenant in it when I first bought it which
Caused me a lot of problems but back on track and learned
So much .

This is my first deal so kinda new other than personal house
Which I used a USDA loan for zero percent down .

BP has been the best resource I have found for support
And learning what it is really like in the real estate
Investing world.
And I have read a lot of books and did the Guru thing .

How often do you replace carpet in your houses ? Obviously carpet can be destroyed ,but if it is older dirty. is it better to just get it cleaned good ? or is it better to spend the extra and get it replaced for a quality tenant ?

I didn't even know you could ask for a escort. But in most circumstances from what I am learning is the tenant has the most rights. I took my father in-law with me and they were gone. Whew finally

I am a new to the re investing game and need your advice. I purchased a SFH creatively 6months ago . I have had a bad experience with a tenant saying they were not going to move out after giving them a 60 day no cause to vacate . Ended up hiring a re attorney and finally had the problem worked out of court. They signed a paper saying they move out Dec. 31st by 5pm and then I ta ke possession of the property. This is a notarized form written by attorneys.

So my question is in a case like this how do you maintain your safety on going to make sure a house is empty when there could still be somebody camping inside that has been trying to cause as many problems as possible.

I don't have advice as far as flipping houses but as a builder and painter i know you get what you pay for. I see all the time people just skip steps to keep the price down and get the job . Then it ends up costing as much to chase them down and actually get them to do what they promise. I would agree with Lora on getting one more estimate cause four (4 times more ) is much more.
