This is hard to explain. Depends on how much you want to spend . You could put a regular oven range combo where the double oven is . Then cut 3/4 of the wall flush with the cabinets . Let the counter top hang over the wall into the living room . It doesn't look like the wall is load bearing. Of course it would take Moving some cabinets around ,but could be done .

Good Question Jay Nalker . I cant answer it because I was just wondering the same thing. So I am curious to see what the response is . Using a property manager right now and she puts a sign in the yard. have not had problems yet.

Yes I agree Zillow zestimate is not accurate at all. However sometimes I will put in recently sold in the filter and pull up Similar houses in the neighborhood and see what they sold for . That gives me a closer analysis. Without paying for an Appraisal until I am more serious.

I appreciate the reply . Closing cost were bundled with the loan but the interest were standard at the time . I will check into it more.

I purchased my personal resident's using a USDA loan about a year and a half ago. I have entertained the thought of selling this house and purchasing a four-plex using an FHA loan and living there four at least a year to save on living expenses . And obviously own the four-plex at a good rate.
I have been looking in my contract of sell for my personal house to see if there is any penalties for selling . Is anybody aware of any penalties for selling USDA loan since it is 100% financed ? I think that there is no capitol gains tax if lived in for two years.

I will mention I live in central OR and the same floor plan as my personal house that I purchased 1-1/2 years ago just sold last month for $40,000 more than what I paid for mine. It seems like that is really fast growth for an area to have. After 4yrs of almost zero new construction . Everyone is building SFH again . Which worries me that it is to fast to soon. The Multi-Family units have not increased at the same rate which seems like it would be a good to purchase and live in one.

Thoughts ?

I don't plan on increasing rent within the next six months
. But I was not for sure how hard it is to get out
Of the lease . I could terminate a six month to if they started trashing the place
Correct ?

I have a tenant that my property manager screened and everything
Is good . They are suppose to move in today . Previously I have used
Month to month contracts , but my property manager just called and said they asked if I would sign a lease for longer like six months or a year . Pros and cons ?

Is there good cell phone service in that area or do most people have a land line ? It seems to me that it wouldn't be a make or break deal if the phone company would run lines for free . I know sometimes you need to plug your internet router into a wall jack. What about asking a local electrician .
