Just some things i can think of . Will the tenants that are in place cost you money if they don't look good from the start ?

I would always include management in if you manage or hire somebody to do the manage it.

That is a fair price . Just had a quote today for a gas water heater and it was much more than that. I do know that it would vary from state to state.

That seems weird to me . What does it matter to them if you pay your Mortage or even if you have one ?? I have never been asked for one by my PM. How has the relationship been with them so far ? Any red flags ?

I am a painting contractor , and I get turned for somebody getting a lower bid which is no problem we are use to it . So do not feel bad . This is business !! I am impressed he is following you up with you . I would say be cautious of getting the lowest bid . I am not saying all low bids are horrible . But remember value is the most important . What are you getting for your $$$ ? Best luck on the project

Hey @Mike Ryan from what I understand whole selling is all about creating systems and sticking to it. Following up with the serious leads and repeating the process over and over. There is a several PODCAST on BIGGERPOCKETS that will explain.
