Yes you can , I agree with Cyrus Lendvay that you should talk with a CPA. There is other things that you can use as a tax shield with your rental .

I see you are from Alaska . I don't know if it is the same there, but in oregon I found state certified forms for sale at a property management company.
They had the correct verbiage for oregon . They also had lead paint disclosure ,pet agreement forms , 72 hour notice and many more.
If you plan on managing your own property I would also read your state landlord tenant law online to get an idea before jumping in .

Thanks for the reply. He will carry it for 30yrs if I want . I have owned it for one year . It helped me get into the property . Any suggestions when talking to banks and brokers ?

I have a rental that is financed by the previous owner. He owns it out right . We have the payments going through a local title company.
I am paying him 6% . Would it be worth while to talk to a bank about getting it financed at a lower rate ? I don't know much about that process in a positive or negative way. Anyone have any thoughts on if it is worth refinancing or just leaving well enough alone . Thanks

I know what you mean about the dust Beth Declercq. Is the hardwood throughout the house ? I would paint last depending on the situation.
I agree subs don't care but , I paint all the time in finished area's . Guess it depends on who will be on the finished floor.

They can double check verbiage on any contracts you might sign. I used mine when doing an owner carry contract. They basically help with making sure what you decide to do is written legally with your state law . And then make sure your protected.
