PM Request Documents or No Rent

PM sent a letter requesting owner to provide copy for either a deed of trust or mortgage statement before they can release rent check to owner. PM reasoning is to make sure that owner is paying the mortgage, if not, PM can send check to lender. PM did not request this when I first signed up. Beginning 2nd year, PM suddenly ask for this document. Can fellow members comment?

Maybe things are different on the left-coast, but hear in the North and {very} East, I do not believe the PM would be within his legal right to withhold the balance of rent payments {once their operating expenses have been paid.} due to you.
