I seem to always say the wrong thing in my post, and they remove it, and I cannot login. I couldn't think about real estate without thinking of money, but I can't talk about funding apparently. Makes no sense to me. I actually have a company who charged me zero up front, are helping me grow business credit, has sent products from Net 30 vendors that will report to D&B, and will get me funding. All with nothing out of pocket, pay after funding. I thought this is great news for business owners!! I guess you can write me by email; I hope my post is allowed!! Sheesh!! Daryl

I've been finding deals first, then trying to find buyers. I haven't been too successful that way, only wholesaling two times. I'd like to buy and hold for cash flow. Both SFR and Multifamily. I continue to educate myself in real estate, attend investing groups, notes groups, the AZREIA, am connected with local investors, brokers, and my preferred Title Company, where I can run excellent comps and they are investor friendly. Right now I can only sit in between sellers and buyers in order to earn. I need to leverage my time and talent while a partner provides his or her funds. How can I raise funds first, so I can pull the trigger myself when I find a good deal?

I want to purchase a 66 single family home package in Phoenix, Arizona but lack money. Could possibly get a 75% LTV loan. How would I raise the other 25%???

That's $14,400 in income each year. A $175,000 mortgage at 4% would cost more than $10,020. There's not enough room to pay expenses. You would have a negative cash flow.

I am doing the same thing! I've met up with people at local investing clubs and I know a CCIM who will go my earnest money of 14,500 on a deal if my loan approval comes in okay tomorrow. To have a written plan would be an asset, which I don't have right now. Actual deals you are working on would provide someone instant opportunity to invest with you should they want to. You can find money partners at local investment meet ups, REIAs, etc. Just tell them what you are doing and what you need. Ask if they know anyone. I have found if I have a great deal I can raise the money.
