I think the unemployment rate in reality is much higher and wages buy much less. People pay more for housing than they do anything. That’s not changing. If it doesn’t cash flow you’re spending not earning.

Where can I find a multifamily lender who will offer earnest money, closing costs & down payment for 10% of the Net and a JV equity participation for a 50/50 split when sold or refinanced? When I have a suitable property under contract, I can get a CCIM to do a BPO. I live on a small fixed income and I lack money. Because of this and fraudulent lenders messing up credit cards, I have poor credit. I am a 62 year old Marine veteran. Armed with a verifiable preapproval I can get a suitable property here in the Phoenix area under contract, and with proper funding can purchase, remodel if necessary, reposition, and resell or refinance within 3 years, time to improve my credit. I need unconventional thinking and assistance. Thanks

Did you sell your real estate and invest the 300k somewhere yet? I was thinking you might go to a local hard money lender and lend money through them to investors. Here you can get 10-12% interest on short term notes. Granted 11% with a 1 yr term is only $2,856.97 monthly with a balloon, but it's something to think about.
