Seeking A Better Refinance Deal

I Currently have an offer of 110K @ 5% with $6150 closing costs which includes 1.625% in points, $1075.00 in processing fees. My cash to close will be $15,163.00

This is on a property that has a $191K property valuation with a $88K loan balance. My middle FICO is 622.
