Check out unlawful detainers at your court house... Theyre great for a few reasons... UDs because of  the frustration of the UD makes them prime motivated candidates and most likely there is laundry list of repairs. 

Remember every absentee owner could be one of three prospect types. 

Seller

Buyer

Future Lender | Equity Partner

As you drive these properties remember to call upon the six packs... there are two types of those. Neighbors and Just Solds - Just Listeds. In today's market this info is crucial to making the correct decision. 

Then always be ready to buy a house.
