Thanks so much for the information and your response. Right now Penfed seems to fit our needs best. On our primary residence, we will lock in a HELOC rate of 3.75% for 5 years. The investment property with be 5 year locked rate at 4.75%. No closing costs and no annual fee. We can pay off at any time but can't close it before 3 years or we do pay the closing costs. Does this seem pretty good to you?

We are interested in securing a fixed rate HELOC on our primary residence and on an investment property (if possible) to finance and rehab more investment properties. Any recommendations for financial institutions that offer great rates and terms would be so appreciated. Thanks!

Blake King we are just getting started with Consumers Credit Union. They offer "Free Rewards Checking account, an interest bearing checking account that pays up to 4.59% Annual Percentage Yield (APY) on balances up to $20,000!" There are some hoops you have to jump through though.

@Account Closed prices in pueblo have always been very affordable. We were surprised by the competitive market and the rise in property value.

We landed our first deal in Pueblo and want to continue. This market is not what we expected! It seems like you have had a lot of success in Pueblo. We would be interested in hearing more about what you are doing and how you are finding deals. 

Was a meeting ever set up for the Pueblo area?

We don't have any intention of going to court. Right now, we are in the process of negotiating and trying to come to a mutually beneficial agreement. So far, all communication has been through the agents. Tonight we will have the opportunity to speak with the seller directly. I will post an update soon...
