im in the same boat. Just sent out my first mailer last week of 1200 spaced out 400 per week.  Still nervous about how the first call is going to go.  But at least the hard part of compiling a list and sending out mailers is done.  They had a good seminar on how to handle calls at the gpreia last nite.

Anyway im looking to purchase a few properties also.  If anything comes through your way let me know and i will do the same.  Pm your info.

Hey Greg, good luck with your first set of mailers. I would say have a notepad and a pen handy when your phone starts to ring and get all the info you can. Keep us posted on your response rate, I'm always eager to hear how this goes in different areas around the country!

Look for motivation when the owner calls you, have a script ready if needed.

Hello everyone, Congratulations to everyone taking that first step. Same here for me. I am also searching for some tips when you get that first call. Any tips?

I was crazy nervous when my phone rang for the 1st time....well the 1st 20 times. I found it best to let it go to voicemail in the beginning so I could have an idea of what property the caller was calling about and could look up info on it before speaking with them. Actually I still do that a lot now. I know some people frown upon sending callers to vm, but it helped so much in the beginning and they actually left a vm. The key is to call them right back within a couple of minutes while they are still available and interested in talking to you. I also have a questionnaire sheet up on my laptop and some hard copies in my car just in case Im out when they call. If u get nervous, your interview list should keep you on track. The 1st 2 or 3 calls are the hardest on your nerves. Good luck!

Nice my advice (even though im basically just as new on rei) Don't pay attention to fear! and stay motivated, mind set is everything, its not easy to start out but once it does it will be a snow ball effect!

Im still waiting on my first deal (been at it for a month) its hard to stay positive but nothing worth having comes easy! :)

Best of luck! excited to hear about your journey
