I have been looking into turnkey providers in the memphis and atlanta areas.  I have been in contact with norada, and buymemphisnow.  But for some reason everytime i call memphis invest i am told by a receptionist to leave a name, phone number, and email but am never contacted back.  This is the third time in 2 months.  Is there anyone on here that is currently working with memphis invest and can chime in.  I was wondering if this is any indication of how customer service is after a purchase.  I have read a mix of good and bad reviews, with the majority good. But so far the customer service has me second guessing their performance.

Pottstown is definately a tough area these days. With high property taxes, a diminishing economy, and 100 year plus old properties, it is definately a hard market.  Unless you are local and stay on the outskirts, you are really looking for trouble.  I have purchased my first duplex in the north end section, and havent had any problems as of yet.  But being from pottstown helps understand the area.  There are many out of town investors coming to pottstown who end up being talked into properties in the Washington street corridor and end up losing their shirts.

hey @percy n. Yes i have just lost one in stowe myself on jay st.  I already have a realtor, joe pichirallo. He is a great guy and goes out of the way to get you into any property you ask.

  But I would definately appreciate a good contractor for when i do finally find a deal.  Not looking for anything too crazy. Just some updates and remodeling, so shouldnt be too much for them.

Yes. I was actually at the dig meeting the other day. 

  I actually have a duplex in north end. There and stowe are good areas as well as walnut ridge, but you are exactly right about taxes, oil heat, and appreciation.  But on the flip side at least it is better than reading,pa. Lol

I plan on going to the next dig meeting in collegeville. Would love the chance to chat and see how walnut ridge has been treating you.

I feel you there @stone teran. After a few months i have fnally found a realtor in philadelphia that works with investors and now have been looking in philadelphia as well.

@Billy Smith. I feel pottstown is like any city/area.  People wont stop investing in north philadelphia just because of the Kensington and allegheny area.  In pottstown there are areas that are the complete opposite of a war zone.  Yea appreciation isnt likely, but  there are still nice areas. (Pottsgrove, coventry)

 I consider myself a good tenant, and i still reside In pottstown.  So i figure, the whole rental market cant be shot for the area.  Just my assumption.

  Actually Tim i am interested in philadelphia, but have lost many deals in the area due to realtors dragging their feet.  The realtor i have for my area is excellent but he doesnt cover Philadelphia.  

  I have finally found a realtor that covers the Philadelphia area and we are looking for the next deal.

  I am actually looking for off market deals since they seem to have better pricing.  Eventhough im looking to buy and hold i still am not trying to pay market valur.  As far as networking with wholesalers i keep running into people with claimed "deals" that really are a waste of time.  I guess that is just how it goes with sometimes.

Anyway thank you Tom for the words of encouragement. If you run into any off market properties or know of any good wholesalers i would be very interested in talking.

Good morning BP.  Fairly new investor here with one duplex, and months of research under my belt.  I am currently in the process of purchasing my second investment property.  I have also been looking into motes, but have been unable to find any that are worthwhile in my area.

  I am from the suburbs of Philadelphia, Pottstown to be exact. Anybody that has researched our market knows that it is definately not in the best of shape.  But after overcoming financing, and realtor obstacles I have been able to slowly but surely put a team together.  Now while searching for a local contractor i keep running into the problem of them not wanting to deal in the area by keep warning me that it a horrible area to invest in

I am aware of the high property taxes, and war zones being that i have resided here my entire life.  But trying to invest within my means. Sub 100k range. That excludes me from many other areas that I would love to focus on investing in.

  That being said.  I feel that many of the investors who come from out of town trying to make money by being reeled in with the low housing prices only focus on the war zone areas, and dont know the better sections.  

  Speaking with other investors from many local meets covering philadelphiaball the way to berks county,pa.  Its almost as if ever other investor feels has the magic formula and they try to make you feel as if you have no idea what you are doing in your investment choices.  

  Hopefully there are other investors in the philadelphia and surrounding areas with success, who also were being given negative reviews of their investment strategies in the beginning.

My problem with lenders is that with my lack of documents the only route that seems feasable is hard money or stated.

think i may try that.  I keep getting asked for repair costs, but when I try and explain that its hard to come up with costs without taking a look at the property I get hit with the whole I will get back in contact with you.
